Face brick facades

The behavior of this type of facade is excellent in the Central, Eastern and Southern of Spain. On the other hand, in the West, the rainy winters associated with the strong winds originate leaks in the walls, causing humidity problems on the windows borders and slabs. Some professionals understand that the seal of the windows is poor, but in the reality the problem stays in the capillarity of the brick and the mortar.
Repellents on face brick facades
The water repellents are generally a mixture of silicones: silanes and siloxanes, other groups which improve its penetration or its durability, either methyl groups or isooctyl groups. The silicone resin solutions have a high molecular weight which prevents the penetration into walls, creating a thin film on the facade. These silicone resins also react with alkalis to form soluble metilsiliconates, that would be removed from the facade by the action of rainfall. Therefore, the hydrophobic effectiveness disappears in a few years.
On the image, will be observed the finish of the resin compared with the original color of the waterproofed face brick facade.
From Aquivigo we do not recommend the waterproofing of this sort of facades, but some people's imagination has no limits, that waterproof the facade without resolving before the filtration problems. The next step would be coating with polyurethane mastic the mortar joints, which not only prevent the water filtering but also damage the aesthetic of the building.
